Credit to NBC 5's Candace Sweat for getting cameras into the room where this stuff actually gets decided. Rezoning hearings are not glamorous television, but they're where a data center campus goes from a developer's pitch deck to a done deal — or, in Red Oak's case, where residents show up en masse to make sure it isn't done quite yet. The pattern is familiar by now: a parcel gets eyed for a hyperscale build, neighbors find out later than they'd like, and suddenly a Tuesday-night zoning item becomes the most contested item on the agenda.

What's actually at stake in these fights rarely fits into a two-minute news segment. It's not just "a big building goes up." It's what that building pulls from the local grid and water system for decades, what tax abatements or incentive deals got promised to land it, and whether the traffic, noise, and land-use changes get priced into anyone's calculus besides the developer's.
