PEI's panel is aimed at fund managers deciding where to park capital, but the subtext matters to the rest of us: private money is racing into data centers, power, fiber, and towers because AI has become, as the panelists put it, an infrastructure story as much as a software one. When investors start treating grid access and "location strategy" as the real bottleneck, that's a polite way of saying transmission capacity and substation queues are now a scarce commodity being fought over by capital — not a public resource being planned for communities.
Notice what's missing from a webinar like this: any mention of who eats the cost when a hyperscale campus gets priority interconnection, or what happens to residential rates when utilities build new gas plants and transmission lines to serve "sovereign AI" ambitions. Counterparty risk gets discussed in terms of lease guarantees and offtake agreements between developers and tenants — not in terms of the risk to a town's water table or property tax base when the facility turns out to be a shell company backed by a fund three layers removed from the actual operator.
