REQUESTS
Conditional Rezoning Application Case Number Z-2022-00021 – Request by Green
Energy Ventures, LLC (Applicant) to rezone, with proffers, Tax Map Parcels 21-49,
22-46A, and 21-73, equaling approximately 317 acres, from A-1 (Agriculture
Preservation) to I (Industrial). The property is generally located on the northwest
corner of Kings Highway and Bloomsbury Road. The applicants have also offered
that Tax Map 21-49A (approximately 39 acres and already zoned Industrial) be
subjected to the same voluntary proffers as part of the same project/application.
Special Exception Permit Application Case Number Application Z-2024-00194 Request by Green Energy Ventures, LLC (Applicant) to obtain a Special Exception
Permit to construct a data center on Tax Map Parcels 21-49, 21-49A, 22- 46A, and
21-73, generally located at the Northwest corner of Kings Highway and Bloomsbury
Road. Applicant further requests approval to allow buildings exceeding fifty (50) feet
in height, as allowed by Special Exception Permit per Ordinance O-06-25. The
Special Exception Permit will be contingent upon approval of the Conditional
Rezoning Application Case Number Z-2022-00021.
Request for more than one direct access to a Highway Corridor Overlay District
(HCOD) Roadway – Request by Green Energy Ventures, LLC (Applicant) to have
more than one direct access point to Route 3, a HCOD roadway, to serve the
proposed data center complex. Section 5-4-5-B-1 of the King George Zoning
Ordinance (KGZO) states, “Any parcel or assembly of parcels having frontage along a
HCOD roadway shall be permitted only one direct access to that HCOD roadway,
unless an access plan is submitted to, and approved by the Planning Commission

subdivision, commercial, or industrial development, shall also provide access to the
adjacent parcel for existing or future development.” Section 5-4-3-B states that
“Exceptions to the Development, Access, and Sign Standards specified for the
HCOD may be granted by the Planning Commission, with final approval from the
Board of Supervisors in accordance with the procedures set out in Article 3,
Permits and Applications, of this Ordinance.”
